Stone Housing Partners acquires and revitalizes existing affordable housing communities at risk of conversion to market-rate housing. We protect affordability in markets where it is increasingly under threat by extending both income and rent restrictions for the long term. Our work is supported by public and private partnerships, including the use of Low-Income Housing Tax Credits, tax-exempt bonds, and HUD programs.

Our rehabilitation approach transforms each property through thoughtful design to improve the living experience for residents. Scope of work includes upgrades to building systems, enhanced community spaces, sustainable green improvements, and interior unit renovations. Together, these improvements create an energy-efficient, stable property positioned for long-term success.

With 850,000 affordable units projected to lose their restrictions nationally by 2038, ensuring their continued affordability is an urgent priority.

Meet our Founder

Samuel Siegel is Managing Member and Founder of Stone Housing Partners, a real estate investment and development firm he launched after nearly 15 years in the affordable housing industry. He is a results-driven developer with a deep commitment to creating real, lasting impact for residents and communities.

Samuel brings a hands-on approach across many disciplines, including HUD financing programs, public-private partnerships, design coordination, and construction management. His background helps ensure capital decisions translate into well-executed projects and strong financial results for partners.

Samuel holds a B.S. in Finance and Marketing from Boston College and an MBA from the University of Southern California. He serves on the Leadership Advisory Board of Vista Del Mar.
